"Easy and delightful."

My wife and I just completed the purchase of our first home together and Rica really made the experience easy and delightful. This was the second time my wife has worked with Rica, but was my first experience with her. It was immediately evident to me that Rica is a skilled realtor with a deep knowledge of the region. She has her finger on the pulse of the market and was able to share insights with us in preparing our offer. Unlike other realtors I have come across, it didn't feel like Rica was coin-operated and solely driven by the money she would make on the deal. She was truly invested in our success and in forging a strong, lasting relationship with us. She took the time to understand what was important to us and did an outstanding job of representing us. She would occasionally question or nudge us during our decision-making process, but it was always in the spirit of partnership. She was genuinely enthusiastic and excited for us when we closed the deal. She has shared this journey with us and continues to be a part of this even after the sale closed. Rica is extremely professional, a skilled negotiator, and is an incredibly positive personality that makes the process enjoyable. "Our go-to person"

This review is long overdue but when selling and buying a home "things" get hectic! However, if we had been dealing with anyone besides Rica and team we are sure it would have been much more hectic. Rica helped us buy our very first home back in 2013 and she was our first go-to person when we decided to sell and relocate back to the coast. She knew what price to list our house and her follow through went above and beyond. She schooled some other agents in the process which really impressed us. She knows the law regarding real estate and if she has any doubt she will not second guess, she will find out. Meanwhile she was helping us purchase our forever home and held our hands through that process as well. She makes it clear that she is on the side of her clients and will not let anyone pull the wool over your eyes. It is so clear that she knows this business as well as loving what she does and loving her clients. How do you grade that kind of integrity especially when it is so rare? OH, and she has great contacts for any of your home improvements. Those people love and admire her as well. Even though our transaction is over she regularly checks in with us. It is so important that her clients are happy which again is rare. If you want a professional partner rather than just a "sales" person you will want to work with Rica.

"Like a true professional"

I was floundering around trying to repair my house , after having been abandoned by contractors and get it ready to sell. I was also looking for another place to live, maintain my sanity and physical health, all at the same time. I had divided each project into smaller parts so that the completion of each part coordinated with the completion of the other and contributed positively to the overall goal. In the middle of this morass, I was introduced to Rica through a brochure that had been given to me while visiting a possible new residence. When I finally interviewed her, she did not appear to be offended by the seemingly irresponsible and scattered approach to my life. I saw her again and was upfront about all the difficulties she could expect to have to deal with should she agree to sell my house. She humbly accepted this task, Rica approached this task like the true professional she is. She found me a local insurance agent who helped me see that my house remained insured after my original coverage was cancelled. She subtly intervened when an ambiguous delay interfered with the coinciding of the sale of my house with my moving into a new assisted living facility. She followed this task through to the end so we saw reality eventually prevail. From her file of resources, she found me an electrician, a handyman, a carpet-layer and a cleaning crew. We were ready to move in the new residence when they finally decided to open their doors. Rica rejoiced with me and read the fine print in the real estate documents and explained them to me so I could understand what I was expected to sign. Rica extended herself beyond the role of realtor by gifting me with a magnifier so I could read what my declining vision prevented me from seeing. She directed her assistant to help me do my grocery shopping when my transportation arrangements were canceled. Our conversations were always authentic and permitted a stress-free interchange. I have finally moved into my new home. Rica has visited me twice and has sent me pictures that have let me follow her activities. Our conversations are still honest and direct but are no longer focussed on my real estate transaction. Rica has recognized that buying and selling a house is a journey that no one should make alone. I am grateful to have had Rica accompany me on this journey: she sensed that I needed her; helped me grieve for the loss of a house I had lived in for 37 years and helped me prepare for the next phase of my life by being my friend.

"There are not enough stars"

There are not enough stars here to portray how beyond excellent Rica and her team are. Our journey with Rica actually began at least two years ago. (If not more) We first connected with her through another agent. Rica was patient and understanding. At the begining we were not quite ready financially. We wanted to get a sense of what we 'wanted' vs. what we really needed. She initally suggested a condo, but we had our minds set on a SFR. Well, in our price range, that was not happening in the peninsula. Few existed, but they did not work for us; too run down/too much work. A year had gone by and now we were expecting our first child. So finding a new home was put on the back burner. We put our heads down for a bit, adjusted to family life, and now had a larger down payment. Within the next 6-8 months of really looking and going to open houses, Rica and her team helped us to obtain a 2br condo here in the peninsula! We could not believe it. Her knowledge and strategy helped us to outshine the competition. As first time home buyers she made the process understandable, she was on top of everything, and she guided us through every step. I was a nervous wreck and she assured me all was well. To this day, she still checks in on us. I cannot express how that warms my heart to know someone with so much dedication to her work. My wife and I had a rollercoaster of an experience in buying our first home. We went from feeling on top of the world after our offer was accepted on our dream home to feeling completely defeated after finding out our bank couldn’t lend us the amount we asked for. And yet, somehow we made it through to close the deal. It was all thanks to Rica. First, a bit of backstory. We were first time home buyers, and as such we were initially quite intimidated by the home buying process. We had vague ideas of what we wanted - 3 bedrooms, 2 bathrooms and a single family lot - but we had no idea what to expect of the market. We started off by going to open houses, seeing what was available in a price range we believed our budget to be - but we realized we would need help. That’s when we first met Rica. It didn’t take us long to see just how much knowledge she brought to the table. Contingencies? City permitting? The need for full underwriting approval? Making sure our lender could move quickly? Finally we were moving in the right direction. After that we began to seek pre-approval so we knew exactly how much budget we could work with. Rica gave us a list of lenders she had personally worked with and vouched for, but we were a little uncomfortable to go with private mortgage lenders right away, so we decided to stick with the big banks. This would prove to be a mistake - more on that later - but at least we finally had the ability to make offers. My wife and I continued to go to open houses, and Rica and her assistant Autumn continued to provide advice on what neighborhoods to check out in what price ranges. Rica let us know that the second we were seriously interested in a place, she would move heaven and earth to fight for us and to “win” - her catchphrase. Little did we know how serious she was! Eventually we found a newly listed property that was perfect for us. We called our banker to put things in motion, and Rica went over what qualities would constitute a competitive offer. She made sure to speak with the banker personally to figure out the length of time they needed for clearing our loan and appraisal contingencies, and to make sure they could close escrow quickly. With the go ahead from the lender, we sent it off and hoped for the best. The sellers accepted our offer! We were going to be homeowners! We spent the next few days in nervous excitement waiting for the bankers to submit all of our documentation to the underwriters for final approval. Unfortunately, this is the part of the story when things took a turn for the worse. The banker backed out. They could not give us a loan for the amount we offered to the sellers. Despite their continued assurances and confidence they came back and told us they could not lend the amount we asked for. Suddenly we found ourselves in a very difficult situation. With only one more day until we had to remove the loan contingency and send off the good-faith deposit to escrow, we called Rica in desperate need of advice. Her recommendation was this: if we still really wanted the house (we did) she was committed to continuing her fight for us as hard as she could. So, she immediately contacted one of the lenders she had worked with before that she knew personally and passed along our information. She then contacted the sellers and managed to negotiate an extension on both the loan and appraisal contingencies by another week. Luckily she had worked with the listing agent before, so they trusted her when Rica told them that we could still make the deal work. With the new lender lined up we sent in a barrage of documents in the course of only a few days. By the end of the week, our new lenders had 90% confidence that they could get the loan worked out. But we still needed more time, and the loan contingency was about to expire again. So Rica yet again went back to the sellers as negotiated a final extension. We still can’t believe she managed to convince them we were serious about the property, but she did! From that moment we finally started to get a little hope back after it had been crushed by our previous bank. With all of the final pieces in place, the lender spent a few more days working things out and we were finally approved for the loan amount that we wanted. Pretty soon the paperwork was signed, final inspections were completed, and keys were in hand! It was a rollercoaster of emotions, but Rica was there for us throughout, always reassuring us that things would be okay. We can’t thank her enough for all of her hard work and perseverance. When we first met Rica, she told us she would fight hard for us and do her best to help us win. She delivered on that promise above and beyond. Her knowledge, expertise, and drive was what won us our dream home. We couldn’t have done it without her. She turned what would have been a crushing disappointment into a dream come true.
